Frequently Asked Questions

You probably have a few questions, and that is completely normal. Most people who reach out to House Buyer Joe have never sold a house directly for cash before. Here are straight answers to the questions I hear most often from Jacksonville homeowners. If yours is not covered below, call or text and just ask. I am happy to walk you through it with no sales pitch attached.

Are you actually buying my house, or just listing it on the MLS?

We are buying it. House Buyer Joe is not a real estate agency, and I am not listing your house so someone else might buy it someday. I buy Jacksonville houses directly, with my own cash, which is why I do not need bank financing or an appraisal to close. After I buy a house I usually fix it up and either resell it or keep it as a rental. Either way, once we agree on a price, the sale does not hinge on a lender saying yes.

How is House Buyer Joe different from a real estate agent?

An agent lists your house and hopes a buyer shows up. That can take months in Jacksonville, and when the house finally sells you typically hand over 5 to 6 percent in commission plus closing costs. I know that math well, because I was a licensed real estate agent for 11 years before I started buying houses, so this is not an outsider taking shots at agents.

The difference is simple. I am not an agent, I am the buyer. I purchase the house directly from you, in cash, and I can usually make a decision within a day or two. Agents earn their keep for sellers who have time to wait and a house that shows well. When you need speed, or the house needs work, a direct sale usually makes more sense. Here is a side by side to make it clear:

Closing Date:30-60+/- days after accepting the buyer’s offerThe date of YOUR CHOICE.
Who Pays For Repairs?Negotiated during the inspection periodWe pay for all repairs.
*An inspection contingency lets the buyer have time to do an inspection and back out of the sale or negotiate a new price if there are repairs that need to be done. If you can’t come to an agreement with the buyer, the buyer has the right to back out of the sale. Similarly, a financing contingency gives the buyer the wiggle room to back out of the purchase if they can’t obtain a loan or if the home doesn’t appraise for the value that the bank needs to close the loan.

Do you pay fair prices for houses?

Honest answer: a lot of the houses I buy are priced below full retail, and I will tell you exactly why. I pay cash, I close on your schedule, and I cover the repairs, the cleanout, and the closing costs, so the offer reflects the fact that you are handing all of that hassle and risk to me. Most sellers I work with are not chasing the absolute highest number. They want it done, done fast, and done without spending a dollar out of pocket. If that trade sounds fair to you, we will probably get along. And there is never any pressure to take the offer once you have it in hand.

How do you decide what to offer on my house?

No mystery here. I look at where the house is, what shape it is in, what repairs it needs, and what comparable homes nearby have actually sold for recently. Location matters block by block in Jacksonville, so a house in Riverside and a similar sized house in Arlington will not get the same number. I put those pieces together and come up with a price that works for you and still works for me. When I hand you the offer, I am glad to walk you through how I got to it.

Are there any fees or commissions to work with you?

None. This is the part that surprises people most. When you sell directly to House Buyer Joe there are no agent commissions, no listing fees, and no closing costs coming out of your pocket. On a normal sale that can be 7 to 8 percent gone before you ever see a dollar. I make my money after I buy the house, fix it, and resell it, which means I am the one carrying that risk, not you. You walk away with cash and none of the property’s problems.

Is there any obligation if I send you my information?

Zero. You tell me a little about the house, I take a look, and maybe we hop on a quick call so I understand the situation. Then I make you a fair all cash offer. What you do with that offer is entirely up to you. No hard sell, no follow up pressure, no guilt trip if the timing is not right. I would rather you make the decision that is genuinely best for you, even if that turns out not to be me.

How fast can you actually close on my Jacksonville house?

Faster than a traditional sale, and on your timeline rather than mine. Because there is no lender, no appraisal, and no financing contingency to wait on, I have closed in as little as 7 days when someone was truly up against it. That is the floor, not the everyday pace, so do not expect a week to be normal. Most sellers land somewhere that gives them a little breathing room. If you need to close next month, or you need to push it out because you are lining up your next place, we set the date around you.

Do I need to fix anything or clean the house first?

No. Please do not spend a weekend and a paycheck making repairs before you call me. When I say House Buyer Joe buys houses as is in Jacksonville, I mean it. Leave the dated kitchen, the roof that has seen better decades, and the garage nobody has opened since 2019. I once bought a house that had been used, literally, as a chicken coop on the inside, actual chickens, and turned it into a home a family was proud to buy. Your place is almost certainly in better shape than that. Take what you want and leave the rest.

What kinds of situations do you buy houses in?

Just about all of them, and none of them scare me off. A lot of people come to House Buyer Joe in the middle of something stressful, and a fast cash sale is often the simplest way through it. A few of the common ones:

Are you a wholesaler, or do you actually buy the house yourself?

I am the actual buyer, and this is worth understanding before you sign anything with anyone. A lot of the we buy houses signs stapled to poles around Jacksonville belong to wholesalers. They are not really buying your house. They lock you into a contract and then scramble to assign it to another buyer for a fee, and that gap is exactly where deals fall apart late and sellers get burned. House Buyer Joe is a direct cash buyer. When I tell you I am buying your house, I am the one showing up at closing. Six years and more than 100 houses in, that reputation is the whole business, so I am not about to torch it on your deal.

What areas around Jacksonville do you buy in?

All over Northeast Florida, not just inside the Duval County line. I buy in Jacksonville and the surrounding cities across Duval, Clay, St. Johns, and Nassau counties, from the beaches to the west side and south into the St. Johns County suburbs. Whether you are in Orange Park, out toward Middleburg, down in St. Augustine, or up near Yulee, the process is the same. If you are not sure whether your town is on the list, just ask. It very likely is.
